Job description

1. Legal Advisory and Compliance
- Provide expert legal advice to ensure real estate transactions, leases, and contracts comply with relevant laws and regulations.
- Stay updated on real estate, corporate, and property laws and ensure the companys operations adhere to the latest legal standards.
- Conduct regular compliance checks to identify and mitigate legal risks in transactions and property deals.
2. Contract Management
- Draft, review, and negotiate contracts related to property acquisition, sales, leasing, joint ventures, and other real estate transactions.
- Ensure contracts are clear, legally sound, and aligned with company interests.
- Maintain an organized database of all contracts, agreements, and other legal documents for easy access and reference.
3. Litigation and Dispute Resolution
- Manage any legal disputes or litigations involving property matters, including tenant issues, property rights, or regulatory violations.
- Coordinate with external legal counsel on cases requiring litigation or arbitration.
- Develop and implement strategies for dispute resolution to avoid prolonged litigation and financial loss.
4. Regulatory and Due Diligence
- Conduct thorough due diligence on property titles, zoning regulations, encumbrances, and other legal aspects before acquisitions.
- Ensure compliance with municipal, state, and central real estate regulations, such as RERA (Real Estate Regulatory Authority) guidelines.
- Handle registration, documentation, and reporting requirements related to property transactions.
5. Risk Management and Policy Development
- Identify potential legal risks associated with property transactions, partnerships, and other real estate activities.
- Develop and update company policies to mitigate legal risks in alignment with industry best practices.
- Train and advise teams on risk mitigation strategies and legal standards to prevent compliance issues.
6. Liaison with Government Authorities
- Maintain productive relationships with regulatory bodies, such as local municipalities, property registration offices, and zoning authorities.
- Facilitate the smooth approval process for building permits, licenses, and other regulatory requirements.
- Ensure timely submissions and clearances to avoid project delays due to regulatory non-compliance.
7. Internal Training and Awareness
- Conduct regular training sessions for internal teams on legal aspects relevant to real estate, such as contract law, compliance requirements, and risk management.
- Provide guidance on legal documentation and compliance procedures for new property transactions and project launches.
- Act as a resource for teams needing legal input on real estate matters, enhancing company-wide legal literacy.
8. Reporting and Documentation
- Maintain comprehensive records of all legal cases, documentation, property ownerships, and compliance activities.
- Generate regular reports on legal matters, compliance status, and risk exposure for senior management.
- Update and organize legal files for easy retrieval and reference, ensuring information accuracy and confidentiality.
